How is this different from free tools like Zillow or Redfin?
Zillow and Redfin show you price and photos. They do not show institutional ownership, data center pipelines, fire response times, municipal fiscal health, short-term rental saturation, or 16 other data layers. They are built for agents and advertisers — not buyers. Property Intel aggregates data those platforms have no incentive to show you.
How do I know the data is accurate?
Every finding includes a direct link to its original government source. You can verify any data point yourself in under 60 seconds by clicking the source link in your report. We show confidence tiers (CONFIRMED / REPORTED / ESTIMATED) and data freshness dates on every section so you know exactly how solid each finding is.
What if my state isn't in the full coverage area?
Standard coverage (15+ automated sections) is available for all 50 US states at $35. Full coverage (all 21 sections, $39) is currently available for VA, WV, PA, MD, and NC. We are adding new states to full coverage monthly. You can sign up to be notified when your state gets full coverage.
Is this legal or real estate advice?
No. Property Intel reports are for informational research purposes only and do not constitute legal, financial, or real estate advice. Reports aggregate publicly available data to help you ask better questions and do better due diligence. Always consult a qualified professional before making purchasing decisions.
How long does a report take?
Most reports are delivered within 15 minutes of payment. During high-demand periods, delivery may extend to 30 minutes. You will receive an email with your report link and PDF as soon as it is ready.
Can I get a refund?
If your report fails to generate due to a technical issue on our end, you will receive a full refund. Because reports consume live data API calls at the time of generation, we cannot offer refunds for completed reports. If you have concerns about a specific report, contact us and we will review it.
Do you sell my data?
Never. Our entire business model is report sales. We have no advertisers, no agent referral partners, and no data buyers. The address you enter and your email address are used only to generate and deliver your report. We do not share, sell, or monetize any user data — full stop.
