DON’T BE THE HOMEBUYER WHO FOUND OUT AFTER CLOSING

This isn’t another basic property report: 45 data points spanning data center pipelines two lots over, corporate landlord concentration, sex offender registry data, local crime trends, municipal fiscal health, 5G cell tower placement, and emergency response times. Most buyers never dig this deep — and by the time they do, they’ve already signed.

What Zillow Won’t Tell You

Listing photos and school ratings are just the beginning. Here’s the kind of thing that shows up after closing — unless you know where to look.

500 MW
CAPACITY

A 500MW data center is breaking ground half a mile away

New hyperscale campuses bring 24/7 generator noise, transmission line upgrades, and years of construction traffic — and they're rarely mentioned until permits are already filed.

1 IN 4
CONCENTRATION

1 in 4 homes on this street are owned by the same corporate landlord

Heavy institutional ownership can mean fewer owner-occupants, slower maintenance, and a neighborhood more exposed to bulk-sale price swings.

22 MIN
RESPONSE TIME

The nearest fire department is volunteer-staffed, 22 minutes away

Response times affect more than safety — they can quietly add hundreds of dollars a year to your homeowner's insurance premium.

38%
PENSION FUNDED

The town's pension fund is 38% funded

Underfunded municipal pensions and weak bond ratings are a leading indicator of future property tax hikes — long before they show up on a listing.

Not an Algorithm. An Analyst.

Every Property Intel report is reviewed by a human analyst before it reaches you — not auto-generated and auto-sent. We check for data anomalies, flag anything that needs context, and make sure what you're reading actually reflects the property you're buying.

Most automated tools give you a score and call it done. We give you a report you can act on.

Common Questions

How is this different from a home inspection?

A home inspection covers the physical condition of the structure — roof, foundation, HVAC. Property Intel covers everything the inspector never looks at: who owns the properties around you, what's being built nearby, what the crime trends look like, whether a pipeline easement runs through the yard, and dozens of other factors that affect your quality of life and long-term value. The two are complementary — we recommend getting both.

Is my state covered?

Property Intel covers all 50 US states at the same $60 rate. Virginia, West Virginia, Pennsylvania, Maryland, and North Carolina have full 41-section automation. For all other states, most sections are automated with research guides for the remainder — your report still covers all 41 areas. We're expanding full automation monthly.

I'm already under contract. Is it too late?

No — and this is actually one of the best times to order. You still have your due diligence window. A Property Intel report can surface issues that give you negotiating leverage, or in rare cases, a reason to walk away before you're locked in.

How does the 48-hour turnaround work?

Once your payment is confirmed, our system pulls data from all 45 sections automatically. A human analyst then reviews the report for accuracy before it's sent to you. Standard delivery is within 48 hours. Rush delivery (add-on) gets you the report within 12 hours.

Can I use this for investment properties or rentals?

Yes. The report is useful for any property purchase — primary residence, investment property, or vacation home. The Institutional Ownership and Short-Term Rental Saturation sections are especially relevant for investors.

Where does the data come from?

Everything in your report is sourced from free public government databases — the FBI, FEMA, EPA, FCC, FAA, NSOPW, USGS, and others. Every data point includes a direct link to the original source so you can verify it yourself. We don't buy data from brokers or use proprietary algorithms.
